Bundled (BUN) Resource Consent to build four new homes and to subdivide the land into four free-hold titles and a common driveway. Proposal required consent for vehicle crossing, height in relation to boundary, south-facing outdoor living space and overlapping outlook space.
Bundled (BUN) Resource Consent to build 3 new homes and to subdivide the land into 3 free-hold titles with a common driveway. Application required consent due to a complex flood plain affecting a significant part of the site. Proposal required some serious redesign of layout and engineering solutions.
10 lot residential subdivision application for a previously approved subdivision consent. Proposal involved consents due to lot size, access to rear lot, vehicle access and land instability. We delivered the AEE.
Provided input in a large and complex resource consent application involving 121 dwellings located at a marina. We provided advice to the Parks department of Auckland Council on the esplanade reserve matters.
Resolved a complex Building Consent application to construct a gas station in South Auckland. Proposal involved a large number of Requests for Further Information, and was delayed for many months. Liaised with multiple specialists including seismic engineering, fire safety design, ventilation, lighting, hydraulics, drainage and stormwater design, accessibility issues, tech specs of finish materials and multiple Producer Statements (PS1, PS2 etc)
Approved a building consent for a restaurant located at a prime location on the main street in Remuera Town Centre. Involving complex structural engineering, fire engineering, mechanical engineering, access and design considerations.
Resolved a complex application on a site having ‘Historic Heritage and Special Character: Special Character Areas’ overlay. The project was concerning an already completed renovation project, council monitoring, stormwater, heritage character and design considerations.
Approval granted for 6 free-hold titles involving subdivision consent and land use consent for two level town houses on a challenging and busy site. Key issues were stormwater design, landscape, outdoor living space and other residential rules.
Approval obtained by council for 3 free-hold titles involving two new dwellings, retaining the existing dwelling. Key issues in the application were transport engineering, parking, vehicle access, vehicle crossing, flood and overland flow path.
Successfully obtained subdivision consent in record time to convert two freehold titles of a crosslease property. Key issues were negotiation with the neighbour, flood plain, overland flow path and vehicle access.
Consent granted for four three level dwellings on a single title involving ground water, design considerations and traffic engineering matters.
